Background
The Palace at Coral Gables Community Development District (“District”) is a local unit of special purpose government, created pursuant to and existing under the provisions of Chapter 190, Florida Statutes, and established by the Miami-Dade County Commission’s approval of Ordinance No. 10-49 on July 30, 2010. The District is a planned 2.5 acre residential and retail development that includes the construction of a senior rental housing facility containing approximately 243 independent and assisted living apartments, rental space, and a parking garage located within the City of Coral Gables in Miami-Dade County situated on Andalusia Avenue, east of Galiano Street, South of SW 24 Street, West of SW 37 Avenue and North of Valencia Avenue.

District Infrastructure and Property
The District issued Series 2011 Bonds to fund the construction, acquisition, installation and/or equipping of public parking, roads and alleys, hardscape and landscape, storm drainage system, water distribution system and sanitary sewer systems.
District Annual Budgets
The District annually approves an operations and maintenance (“O&M”) budget, which outlines the expected general revenues and expenses for the District.
